Terms and conditions

Check in time is from 4.00pm to 9.00pm, please advise an arrival time. We do not accept check in after 9.00pm a charge of £20.00 will be made to cover staff costs should you arrive later, after 11.00pm £40.00.

To make a reservation we will require a credit/debit card number to secure the booking, alternatively we will require the first nights stay as a deposit by cheque.

To make a cancellation there will be no charge up to 24 hours 12.00 noon the day before your arrival. After this time or in we will charge the first nights stay as a non-arrival charge.

Except in August the cancellation must be made outwith one week prior to arrival otherwise we reserve the right to charge the full stay's accommodation as a cancellation charge.

For group bookings 3 rooms or more we require 10% non-refundable deposit on booking. Cancellation 6 weeks prior to arrival 50% of total stay charged as cancellation, cancellation 2 weeks prior to arrival 100% of total stay charged as cancellation.

Non-smoking policy please note we are strictly non-smoking throughout. Should you choose to ignore this request we will always charge £100.00 fee to cover the cost of a specialist clean.
